FabCab is an architectural design firm based in Seattle WA that specializes in environmentally friendly prefabricated homes that apply Universal Design principles. Its architects use modular designs based on their unique component design and build system that can be easily modified according to the client’s needs. The homes are assembled on-site by general contractors/builders using FabCab’s flat-pack component building system. The construction uses a structural insulated panel (SIP) shell for walls and roofs.
Services include site planning, schematic design, generation of permit-ready documents, and construction documents. FabCab coordinates and manages the design aspects of the project and then works with local builders for construction. The design process also takes into consideration site characteristics.
Prefabrication often receives a negative reaction. For decades the primary use of prefabricated homes was as temporary housing for a new military base, refugee camp, or disaster victims. Prefabs were quickly constructed from non-durable materials and assembled using methods that facilitated speed rather than permanence. This has all changed. Prefabrication has become a preference in economical and lasting construction. And it often uses very posh finishes as in the TimberCab pictured below
The price ranges at FabCab begin at $300 to $350 a square foot for a home shipped ready for construction. Prices are heavily determined by costs for site preparation, septic/sewer, utility connections, permitting fees, and engineering fees. Sales tax may apply.
The cost for a house ready to construct on your land would begin at $120,000 to $140,000 for a 400 SF house; $60,000 to $70,000 for 200 SF.
Warning: The photographs are of FabCab homes larger than the 200-400 SF of Tiny Houses. They also have higher than customary ceiling heights in the front. The cost per SF goes up for tiny houses because the expensive parts are the appliances, bathroom fixtures, window detailing, foundations, etc.
